One of the main problems encountered in construction projects is the delay of the project. Delay has negative consequences for all participants in the projects. In fact, when the necessary action is not taken on time and a consensus cannot be reached between the parties, disputes arising from delay can even go to court process and create great financial burdens on all project participants. Different delay analysis methods are available to analyze delay in construction projects. There are many studies that highlight the limitations and disadvantages of existing methods and propose alternative delay analysis methods. As the analysis results vary accordingly, the selection of the method to be used for delay analysis is crucial to obtain reasonable results. Despite the need for automation to resolve the delay conflicts, current literature lacks an automated system that can select the delay analysis method for a particular case and perform delay analysis. Within this context, the main focus of this thesis is to narrow this gap and to automate the delay analysis process using artificial intelligence. Hence, the objective of this thesis is to develop a rule based expert system that determines the most adequate method among the traditional delay analysis methods and performs the analysis with the selected method. The expert rules were determined based on the research findings that are reported in the literature. The novel rule based delay analysis expert system was developed with Python programming language. The proposed expert system is validated by using data obtained from real world case examples from the literature and expert evaluations of the case examples. The results of the case examples reveal that the proposed expert system can successfully select the adequate delay analysis method and provides a potential contribution to state-of-the art research and practice for automation of delay analysis.
