Traditional real estate marketing methods has started to change as necessities of technological developments and data variation. Therefore, real estate business has served in computer-based. However, this service could not develop enough because of some problems. In addition to technological developments, customers want to be informed in extensive detail such as spatial locations of properties by using recent technology but Turkish real estate brokers could not serve spatial and physical information together. At this point, the hypothesis of this thesis is that Turkish real estate business would acquire widened horizons via Geographic Information System (GIS) because of the technological and the social changes of the real estate and the real estate business. mTurkish real estate agents can be categorized as individual and organized agents. Turyap, Re-max, Turpa and Birleşmiş Emlakçılar are the organized real estate agent examples of this thesis. This study aims that to be formed a graphical user interface, which supports map- and computer-based real estate business. Erenler District in Adapazarı Greater Municipality was selected as the pilot area. 1/1000 scale as-is map is the basis of the study. In addition, three dimensional topographic map is used so as to obtain general information. Maplnfo 5.5 is used in map-based studies. Three dimensional studies are performed by using Vertical Mapper 2.3. Also, databases are created by using MS Access XP. The graphical user interfaces are formed via Visual Basic 6.0. Map Basic 5.0 GIS programming language is used to create a connection between map and attribute data. This system allows users to perform different analysis and queries to find the optimum solution for the customers. In addition, the system can make queries from non-graphical to graphical information, and also from graphical to non-graphical information. Moreover, the system has all GIS functions. As a result, this study is performed in order to complete a lack in the real estate business and used data is chosen according to area characteristics. The system may be developed or changed. On the other hand, different public institutions such as the Directorate General of Land Registry and Cadastre can use for their business.

Importance of web services increases as the technology improves and the need for the challenging e-commerce strategies increases. This thesis focuses on web market analysis of web sites by evaluating from the perspectives of static, dynamic and content. Firstly, web site evaluation methods and web analytic tools are introduced. Then evaluation methodology is described from three perspectives. Finally, results obtained from the evaluation of 113 web sites are presented as well as their correlations.
