This paper summaries the analysis of housing prices in Ankara. Before the empirical study, the specific features of urban housing markets in developing countries, such as Turkey, is discussed. The implications of disequilibrium in the labour and housing markets on the production and consumption of housing is evaluated, and İt İs shown that under these conditions price of housing will increase İn time with the growth of housing stock. In the second part, prices of housing attributes are estimated for the non-squatter housing stock in Ankara. The results show a spatial variation of prices, and this substantiates the housing market segmentation hypothesis for Ankara. The absence of continuous price surfaces with respect to distance from the city center, and discrete variation of ^prices along certain neighbourhood boundaries imply that the choice of residential location cannot be formulated as a continuous function of distance from the city center.
