Measuring the availability of affordable housing in sprawl areas by using hedonic pricing model, the case of Ankara

We usually see Urban Sprawl –in almost all academic studies- as undesirable urban formation. But if we look from the affordable housing point of view does Urban Sprawl still undesirable? Doesn’t it beneficial for low-income households in the perspective of affordable housing? In this article this questions are going to be answered with a case study in Ankara, Turkey. Ankara’s two different neighborhood units –one from central area (Çukurambar), one from sprawl area (Yapracık)- is going to be examined with Hedonic Pricing Model. The interior characteristics of house (how many bedrooms, baths etc.) and the external characteristics of house (transportation price, proximity to transportation services etc.) are going to be used as independent variables, the house prices as dependent variables. This study is going to give us a clue about whether sprawl areas provide affordable housing or not.
