Operating a successful business within the construction industry has become more difficult for companies as the profitability margins decreased considerably compared to previous years. Even, global economy has created an environment in which construction firms are enforced to bid projects at or below lowest profit levels. At the same time, owners are demanding more difficult projects without increasing the quality of contract documents. This has placed an added burden on the individual contractor to construct sophisticated projects. Under these circumstances, it is not surprising that the number of disputes within the construction industry continues to increase. Thus, contractors requested additional payments from the owners and the concept of claim and claim management developed. However, implementation of a well developed claim management process is crucial as the consequences and reimbursement depends on this process. The objective of this study is to discuss potential sources of disputes and types of claims in the construction industry by focusing on acceleration claims. Quantification methods for owner directed acceleration are discussed as well as required documentation and claim management strategies for preparation of acceleration claims. Two different methods, namely theoretical approach and simplified approach, are presented here and examined in detail mentioning their advantages and shortcomings. These methods are applied to two different real cases, one in Turkey and the other one is abroad in order to have a better understanding of these approaches. Furthermore, a computer program is developed to carry out the calculations that constitute the necessary steps of simplified quantification method. This study can be considered as a complete guide for young civil engineers about quantification and management of acceleration claims.

Estimation of cost overrun risk in interrnational project by using fuzzy set theory
Han, Sedat; Dikmen Toker, İrem; Department of Civil Engineering (2005)
In the global construction market, most construction companies are willing to undertake international projects in order to maximise their profitability by taking advantage of attractive emerging markets and minimise dependence on unfavorable domestic market conditions. In order to be awarded a contract in highly competitive global construction market, companies should excel in choosing the most attractive markets and prepare winning bids for the selected construction projects in those markets. While prepari...
Impact of Resources and Strategies on Construction Company Performance
Isik, Zeynep; Arditi, David; Dikmen Toker, İrem; Birgönül, Mustafa Talat (American Society of Civil Engineers (ASCE), 2010-01-01)
Globalized competition and customer needs forced construction companies to measure their performance beyond the financial measures such as profitability, turnover, etc. As qualitative determinants were added to measurement systems, their investigation and evaluation became a major area of research. In this study, the impact of "resources and capabilities," "strategic decisions," "project management competencies," and "strength of relationships with other parties" on "company performance" was investigated. Developing a roadmap for knowledge management in construction industry
Erkan, Ceyhun Selim; Nielsen, Yasemin; Department of Civil Engineering (2007)
High turnover rate of employees in construction cause companies in the sector struggle against knowledge loss. Due to the high competition in the market, companies differentiate by keeping and increasing their intellectual capital generally acknowledged as the main source of competitive advantage. Knowledge Management (KM) is defined as any process or practice of creating, acquiring, capturing, sharing, and using knowledge, wherever it resides, to increase learning and performance by sustaining organisation...
Development of a risk assessment tool for post-project appraisal
Anaç, Caner; Birgönül, Mustafa Talat; Department of Civil Engineering (2007)
As competition in the business environment increases, knowledge management becomes a critical success factor. Firms should be able to gather, analyze and reuse knowledge to support their strategic decisions. Construction firms should also analyze information in hand (completed and on going project data) and make it a part of their learning mechanism. Post-project appraisal is an organizational learning mechanism aiming to form an organizational memory. Organizational memory is a remedy for organizational am...
Comparison of Intelligent Classification Techniques by Practicing a Specific Technology Audit
Berkol, A.; Kara, G.; Turk, A. (2016-09-08)
Technology audit activities arc carried out for assessment of firms' technological requirements, capacity or management capability. The aim of these assessments is to define the weaknesses of firms and develop actions in order to improve firms' technological capacity and/or technology management capability. Generally these activities are implemented with survey questionnaires. These questionnaires can be filled by managers of firms or can be implemented as an interview by independent experts. However, evalu...
