Delay in progress payment is a widespread problem in the construction industry which adversely affects the entire processes of the projects. Difficulties in the cashflow of the contracts, and consequently the subcontractors are the main consequences of delayed payments. Despite its significance, few research focused on development of methods guaranteeing timely payments of the participants throughout the project. Recent developments in blockchain and smart contract technologies presents a potential for development of a secure platform for the construction projects. Smart contract based payment systems not only provides an opportunity for minimizing the payment problems, but also enables building trust among the project parties for successful completion of construction projects. By taking advantage of the blockchain and smart contract technologies, this thesis aims to design and develop smart contract-based payment systems for guaranteed and timely payment of construction projects. A Smart Contract System for Security of Payment of Construction Contracts (SMTSEC)is presented to ensure security of payment of construction progress payments. , BIM-smart-contract-based progress payment system (BIMSMRTPAY) is developed to expedite the conventional progress payment process and to minimize potential payment disputes. The smart contract based retention payment system (RETPAY) is designed to expedite and automate the retention payments. The contributions and limitations of the SMTSEC, BIMSMRTPAY, and RETPAY are illustrated and discussed through case projects.

Smart Contracts in Construction Industry
Salar, Ahmadisheykhsarmast; Sönmez, Rifat (2018-11-16)
In construction industry, business failures are generally resulted in payments withheld or refused to be paid. By taking advantage of blockchain technology, cryptocurrencies and smart contracts in this industry such problems could be mitigated. Within the proposed framework, funding of each item of the contract is blocked unless the contractual conditions agreed upon are fully satisfied. Set of instructions and conditions could be coded in smart contracts such that payment will be made automatically on...
Hybrid particle swarm optimization algorithm for obtaining pareto front of discrete time cost trade-off problem
Aminbakhsh, Saman; Sönmez, Rifat; Department of Civil Engineering (2013)
In pursuance of decreasing costs, both the client and the contractor would strive to speed up the construction project. However, accelerating the project schedule will impose additional cost and might be profitable up to a certain limit. Paramount for construction management, analyses of this trade-off between duration and cost is hailed as the time-cost trade-off (TCT) optimization. Inadequacies of existing commercial software packages for such analyses tied with eminence of discretization, motivated devel...
Development of an IT-based tool for portfolio assessment and management for construction companies
Bilgin, Gözde; Dikmen Toker, İrem; Özorhon Orakçal, Beliz; Department of Civil Engineering (2019)
Development in the construction industry has leaded most of the construction companies to undertake more complex projects than before, which are generally executed concurrently. Therefore, project management routines of the companies may not support effective management of multi-projects. Project portfolio management approach has been suggested to meet requirements for coordinating multi-projects to meet strategic objectives under limited resources. Since project portfolio management requires a comprehensiv...
Development of dispute prediction and resolution method selection models for construction disputes
Ayhan, Mura; Birgönül, Mustafa Talat; Department of Civil Engineering (2019)
Construction industry is overwhelmed by increasing number and severity of disputes proving that current practices are insufficient in avoidance. This research argues that in order to forestall and mitigate construction disputes, prediction models should be developed by utilizing machine learning algorithms. The research suggests developing three distinct models; (1) dispute occurrence prediction model, (2) potential compensation prediction model, and (3) resolution method selection model. For this reason, a...
BIM integrated smart contract for construction project progress payment administration
Sönmez, Rifat; Ahmadisheykhsarmast, Salar; Güngör, Aslı Akçamete (2022-07-01)
© 2022 Elsevier B.V.In recent years few blockchain based progress payment methods have been proposed to improve the traditional payment process for construction projects. The blockchain based methods require the off-chain real world information to be connected to the blockchain which could be challenging for construction projects. This paper presents a novel building information modeling (BIM) integrated smart contract progress payment administration system, in which as-constructed BIM is used to link the r...
