Delay is prevalent in construction projects. Projects can hardly be completed on estimated targets due to emergent risk factors. Decision makers need a delay analysis method to estimate construction duration accurately, considering the occurrence of several risk events. Due to the non-existence of historical databases about previous projects and the one off nature of construction projects; the expertise of project managers is a valuable source of knowledge for delay analysis. In this study, the objective is to develop a delay analysis method that depends on the utilization of subjective judgment to estimate the main causes of delay and assess their impacts on project duration using failure mode and effects analysis (FMEA). Twenty – nine (29) different delay risk factors were determined through the literature survey, and they were classified into ten (10) distinctive levels. The risk priority number of schedule delay factors was quantified by the FMEA method and the ranking of the factors was demonstrated considering their importance on schedule delay. Three alternative methods were proposed to estimate corresponding durations of delay risk factors and to cross-check the effects of the proposed methodology. Then, the proposed methodology was applied to a demonstrative case study by using Primavera P6 Software. The estimated duration of schedule delay was calculated after the specified inputs were inserted into the software. In the light of the demonstrative case study results, the critical delay risk factors were discussed. There were three different results from three different alternative methods in methodology, and it was observed that results were approximate to each other. Although the proposed methodology was developed based on subjective judgment, the outputs were found to be conceivably satisfactory for the aim of the thesis.

Development of an IT-based tool for portfolio assessment and management for construction companies

Development in the construction industry has leaded most of the construction companies to undertake more complex projects than before, which are generally executed concurrently. Therefore, project management routines of the companies may not support effective management of multi-projects. Project portfolio management approach has been suggested to meet requirements for coordinating multi-projects to meet strategic objectives under limited resources. Since project portfolio management requires a comprehensiv...
Smart contract systems for guaranteed and timely payment of construction projects
Ahmadisheykhsarmast, Salar; Sönmez, Rifat; Department of Civil Engineering (2020)
Delay in progress payment is a widespread problem in the construction industry which adversely affects the entire processes of the projects. Difficulties in the cashflow of the contracts, and consequently the subcontractors are the main consequences of delayed payments. Despite its significance, few research focused on development of methods guaranteeing timely payments of the participants throughout the project. Recent developments in blockchain and smart contract technologies presents a potential for deve...
A Construction Delay Analysis Approach Based on Lean Principles
EROL, HACI HÜSEYİN; Dikmen Toker, İrem; Birgönül, Mustafa Talat (2017-07-12)
Delay is a quite common problem for construction projects. The existing practice of construction management is usually based on assessment of delays, liabilities and claims. However, this approach does not serve to remove the underlying causes of delay problems. In addition to estimation of delays, there is a need for a systematic method that will prevent delays in projects. Lean construction has tools and techniques that can serve for this purpose. However, a formal delay analysis procedure does not exist ...
Contemporary Issues in Mega Construction Projects

Mega construction projects have been receiving increased attention of construction management researchers in recent years. Management of mega construction projects has special challenges when compared with other types of projects not only because of their large size, long duration, and high societal and environmental impacts, but also due to their vulnerabilities stemming from high number of stakeholders involved, contractual and technical complexity, and exposure to changes in macro environmental condition...
An ontology-based approach for delay analysis in construction
Bilgin, Gozde; Dikmen Toker, İrem; Birgönül, Mustafa Talat (2018-02-01)
Delay is a common problem of the construction sector and it is one of the major reasons of claims between project participants. Systematic and reliable delay analysis is critical for successful management of claims. In this study, a delay analysis ontology is proposed that may facilitate development of databases, information sharing as well as retrieval for delay analysis within construction companies. A detailed literature review on construction delays has been carried out during the development of the ont...
